How much do I need for a down payment?

Will I actually qualify for a mortgage? 

A lender pre-approval is the clearest way to find out and it typically takes about 20 to 30 minutes. Credit score, income and existing debt are the main factors, but there are a wide range of programs designed to work with different financial situations. It is worth the conversation before assuming the answer is no.

What is the difference between a fixed and variable rate mortgage? 

A fixed-rate mortgage locks in your interest rate for the life of the loan, so your payment stays consistent month to month. A variable rate can shift over time depending on market conditions. Most buyers purchasing a long-term home prefer the stability that a fixed rate provides.

What other costs should I plan for beyond the mortgage? 

In addition to your monthly mortgage payment, it is worth budgeting for property taxes and homeowner’s insurance and possible Private Mortgage Insurance (PMI).

What does my monthly mortgage payment actually include?
